Multi-Block Developments·Block and shared costs apart, one record

In a multi-block development, block and shared costs stay apart in one record.

In a multi-block development, one cost concerns a single block while another concerns every unit (KMK Art. 72). In Yonevo units are kept with their block; block-specific costs are charged only to that block, and the budget and reports come from the same records.

Common situations

Which of these sound familiar?

Separating block and shared costs
Working out by hand every period which cost falls on one block and which on every unit can lead to mistakes.
Following many units
As block-by-block lists grow, seeing the current balances gets harder.
An up-to-date collections table
Seeing which block is building up arrears needs a current, unit-level table.
Applying the late payment penalty consistently
Calculating due dates and penalties by the same rule across many debts needs orderly records.
Reporting to boards and auditors
The board of representatives and the auditor want to see block and shared costs separately.
Handover when the management changes
If ledgers, receipts and balance lists are scattered, a handover can take a long time.
How it works in Yonevo

The same work, in one orderly record.

Units Recorded with Their Block

Units are kept with their block, land share and floor area; the period balance report groups by block.

Operating Budget

The annual budget is prepared line by line and compared with actuals; it is split between units by land share, floor area or equally.

Automatic Charges

Monthly fees are charged automatically by rule; posting the same period twice is blocked.

Late Payment Penalty (KMK Art. 20)

The default is the daily method: monthly rate ÷ 30 × days. A month-based method that counts every started month as a full month can also be chosen; the screen notes that it may be disputed.

Block-Specific and Shared Costs

Shared costs are charged to every unit; a block-specific cost is charged in a separate charge to the units in that block only (equally, by land share or by floor area).

Accounting Ledgers

Cash-basis book or double-entry mode; double-entry mode adds the journal, general ledger, subsidiary ledger and trial balance.

Permissions

Each user is given the modules they work in, with read-only or full access. Permissions are per property and module; there are no separate per-block permissions.

Change History and Reports

Who changed each record, and when, is tracked; reports are available as PDF or Excel.

Example workflow

How is a block-specific cost charged?

Example: a lift repair that concerns only Block B.

  1. 1
    Record the expense
The repair invoice is recorded as a Block B lift repair expense.
  2. 2
    Open a separate charge
Enter the amount in this charge as a total and choose the split (land share or equal).
  3. 3
    Leave out the other blocks
Leave the units outside Block B out of this charge; the amount is split across Block B only. The monthly fee charge runs separately.
  4. 4
    See it in the report
In the balance report by block, Block B's balances appear separately; you present this report to the board.
